Preparing Your Property For Let

The most important factor in renting your flat or house quickly is to ensure that it looks its best. First impressions count, so preparing your property will make all the difference. Here are a few tips to help prepare your property for letting.

Finding The Right Tenant For You

Once given the go ahead to proceed, we will prepare informative property details to provide to prospective tenants. We have a mailing list of tenants looking in the local area that we will telephone/email to try and make immediate appointments.

Advertising

Your property will be featured in the window of our busy main road office. We will advertise your property in the Property News, a free property paper with a distribution of approximately 72,000 copies and our distinctive 'To Let' boards not only provide 24 hour advertising, but also help tenants locate your property.

Web Based Advertising

We have invested in a smart new website, it's very user friendly and utilises the latest technology to make sure you property looks it's best, including a virtual tour and Google mapping. We also advertise your property on various property websites including the market leader - Rightmove.co.uk. Further, all our properties are "Premium Listed", which Rightmove claim provide 34% more views than the standard listing that most other agents use.

Safety Regulations

As a landlord, you have an obligation to ensure that your property complies with all the necessary regulations covering the safety of gas appliances, electrical installation and any furnishings supplied for the tenancy. We can advise you on this and arrange the necessary inspections and certificates.

Energy Performance Certificate

All rental properties require an energy performance certificate showing how energy efficient the property is. They have to be carried out every ten years and we can organise this on your behalf.

Referencing

We want tenants that are going to look after your property as if it were their own and pay their rent on time. Not only do we use our own judgement in assessing a tenants suitability, but we also employ the services of a specialist tenant referencing company. They will carry our credit checks, employment checks, previous landlord checks etc. The process is very thorough and will expose any issues that may be relevant.

Inventory

A comprehensive inventory is essential for the proper management of your property. A good inventory will help minimise any disputes arising in respect of the deposit. We have an excellent inventory clerk who is very experienced and will carry out a thorough inventory of your property at check in and check out.

Deposit

We ask for one and half months rent as a deposit from our tenants. We are members of the The Dispute Service (TDS). The TDS operate the Tenancy Deposit Scheme, in accordance with the requirements of the Housing Act 2004. This provides a dispute resolution service should a dispute arise about the allocation of a deposit.

Trusted Tradesmen

If any repairs are required, we will liaise with the landlord and decide the best way to proceed. We have access to several experienced, reliable tradesmen who we can instruct on your behalf.
